لا توقع أي عقد قبل مراجعته من محامٍ مختص.
حتى وإن بدا العقد بسيطًا، هناك بنود قد تُخفي التزامات أو شروط مجحفة.تأكد من ملكية العقار رسميًا عبر السجل العقاري.
اطلب نسخة محدثة من شهادة الملكية وتحقق من خلو العقار من الرهون أو القضايا.تعامل فقط مع مكاتب أو وسطاء مرخصين من الجهات الرسمية.
اسأل عن الترخيص أو رقم القيد التجاري للمكتب.تجنب العروض غير المنطقية والأسعار “المغرية جدًا”.
إذا كان السعر أقل من السوق بشكل غير طبيعي، فغالبًا هناك خدعة.لا تدفع أي مبلغ قبل توقيع عقد رسمي موثق.
واحرص أن تكون الدفعة عبر حساب بنكي مسجل، وليس نقدًا.قم بزيارة العقار بنفسك على أرض الواقع.
لا تعتمد على الصور أو “الوعود الوردية” التي يعرضها المسوق.تحقق من تراخيص المشروع إذا كان العقار ضمن مشروع على المخطط.
اطلب الاطلاع على موافقة البلدية، والمخططات المعتمدة.احصل على إيصالات بكل عملية دفع أو اتفاق.
وحافظ على نسخ رقمية وورقية من كل مستند.احذر من التوقيع على شيكات أو تفويضات مفتوحة.
ولا تضع توقيعك على أوراق غير مكتملة.استشر محاميًا قبل الإقدام على الشراء أو التنازل.
وجود محامٍ معك يُوفر عليك الكثير من المشاكل المستقبلية.

Nice that he hits the land‑registry check hard—my cousin was almost sold a plot that belonged to someone else before we caught it. The “no cash until a signed contract” rule is something I’d totally ignored before, and I’m glad it’s highlighted.
I’ve seen too many people sign because the price looks “too good” and then discover the title isn’t clean—always grab the latest شهادة ملكية من السجل العقاري before you hand over any cash.
Good point on asking for the updated title deed first; I once bought a unit with an old copy and ended up with a hidden mortgage.

نقطة السعر المغري جداً هي أكثر شيء يطيح الناس بالفخ، طبيعي محد يبيع عقار بنص سعره إلا وفيه مصيبة. التوثيق عند محامي هو اللي يقطع الشك باليقين.
نقطة السعر المغري هي أكبر فخ يطيح فيه الناس، من يشوف عرض أرخص من السوق بزيادة لازم يشك فوراً. مراجعة العقود عند محامي مو رفاهية، هي الخطوة الوحيدة اللي تحميك من ضياع فلوسك.
Paying cash is a huge red flag. If they won’t do a bank transfer, just walk away.
نقطة الشيكات على بياض هذي كارثة. لا توقع على شي فاضي مهما كان الشخص.
If the price is way below market, it’s probably a scam. People keep falling for that.
